If you have the letter, write and print out a backdated will claiming the house is yours in full, forge your grandmother's signature and a notary seal (relief printing: get an ink pad and a 3d printer. Your local libraries may have access to a 3d printer. You need to make a passable facsimile in CAD software though). Then get a lawyer and threaten to sue him on the basis of the forged will.
